Screening Policies

$50 and payable in the form of a Check, Cashier’s Check, Money Order or Debit/Credit Card. The application fee must be provided with the completed rental application.

Applicants must have a minimum combined gross income of 2.5 times the monthly rent.

Applicants must be 18 years of age or older unless deemed to be an adult under applicable law with respect to the execution of contracts.

Applicants must have a minimum of six (6) cumulative months of verifiable rental or mortgage payment history within the last 24 months.

Guarantors will be accepted for applicants who do not meet the required rent-to-income ratio, denied on credit or applicants who fail to meet the rental history. The guarantor will be required to complete an application and pay a full application fee. Guarantors must have a gross monthly income of 5 times the monthly rent and meet the qualifying criteria identified in the Credit and Income sections of the screening policy.

A criminal background check will be conducted for each applicant and occupant age 18 years or older.

Amenities

Yes. Parking is first come, first served.

Our amenities include a fitness center, 2 sparkling pools, a playground, and BBQ area.

The pools and decks are available from 8 AM - 10 AM.

Yes, breed restrictions apply.

Standard appliances include a dishwasher, fridge, and stove. Townhomes also include a washer and dryer.

An application can take 72 hours to be approved.

A cashiers check, money order, personal check, or credit card may be used to pay rent.

Yes, renters insurance is required.

Xfinity can be used for Internet and cable.

Lease break options are available.

Water, sewer, trash is automatically set up. For electricity and gas, resident should contact directly via phone or website.

1 bedroom apartments include gas charges.

Maintenance

We will change the locks and make sure the home is clean and in move-in condition.

No, as long as you give permission to enter when you are not home.

Yes, our maintenance staff is here to help.

Residents can contact the office via phone, email, or drop-in in person at the rental office or they can submit a service requst through their resident portal. If it is after-hours and the resident has a maintenance emergency, they can call our after-hours emergency phone number.

During business hours, management can let you in with a valid ID. After hours, you will need to contact a locksmith.
